Since September 1, 2026, a new regulation on change of use affecting tourist rentals has been in effect in Nice. For certain property owners, the clock is already ticking.

VERIFIED FACT

The first change of use requests aimed at tourist rentals in the four quota areas can be submitted from September 1 until December 31, 2026.

The four areas

  • Vieux-Nice.
  • Riquier – Port – Mont Boron.
  • Centre-Ville.
  • Ouest.

Who really cares?

Not every property owner in France, nor even every property owner in Nice. The right question is: Does my property need a change of use authorization and is it within one of the quota areas?

At the beginning of 2026, the Administrative Court of Nice partially suspended the previous quota system due to serious doubts about the basis used to calculate them, without suspending the rest of the regulation. Subsequently, the Métropole adopted a new regulation in June 2026, applicable from September.
