If you ask which PMS is most used in vacation rentals, there’s an easy answer: it depends on the country.
And quite a bit.
The software that appears repeatedly in Germany is not necessarily the same that dominates the United Kingdom. The United States has its own ecosystem, France shows a very different technological concentration, and the Netherlands has a local leader that barely appears in other markets.
That’s why we have looked for real usage signals by country instead of ranking platforms based on editorial opinion.
The global PMS market for vacation rentals does not have a single winner. It has national ecosystems.
The Quick Answer
If we look at the publicly detectable vacation rental technology on websites, the 2026 map shows several clear national leaders:
- Spain: Amenitiz, followed by Avantio and Smoobu.
- France: Amenitiz stands out with enormous presence, along with a strong local ecosystem.
- Italy: Amenitiz and Smoobu show a significant public footprint.
- Portugal: Amenitiz and Avantio.
- Germany: Smoobu clearly dominates the public sample.
- United Kingdom: eviivo and SuperControl.
- Netherlands: Booking Experts.
- Canada: ResNexus leads the detected technology.
- Australia: Guesty stands out among specialized international PMS.
- Mexico and Brazil: Amenitiz shows the largest public footprint in the category.
- Greece and Croatia: smaller and more fragmented markets, with Smoobu standing out among recognizable PMS.
The United States requires a separate analysis. The technology visible on the web and the internal PMS of a management company do not produce the same ranking.
First: What does “most used PMS” actually mean?
There are at least three ways to measure it: number of accounts, number of properties managed, or publicly detectable technology.
Most providers do not publish active clients or properties managed broken down by country. That’s why we use international data from BuiltWith Vacation Rental Software, which detects technology present on real websites and allows results to be broken down by country.
But there is a fundamental limitation:
A PMS can be used internally without leaving any detectable signal on the public web.
Therefore, web detection does not automatically equate to total market share. In countries where there is data on direct adoption by management companies, we analyze them separately.
Quick Map: What Software Appears Most in Each Market
| Country | Largest footprint or identified adoption | Other notable players |
|---|---|---|
| Spain | Amenitiz | Avantio, Smoobu, Icnea, eviivo |
| France | Amenitiz | Alliance Réseaux, eviivo, Smoobu, Avantio |
| Italy | Amenitiz | Smoobu, HoliduHost, eviivo, Avantio |
| Portugal | Amenitiz | Avantio, Smoobu, Icnea, Guesty |
| Germany | Smoobu | eviivo, Booking Experts, Avantio |
| United Kingdom | eviivo | SuperControl, Amenitiz, Smoobu, Guesty |
| Netherlands | Booking Experts | Smoobu, Bookingmood, Guesty |
| United States | Streamline* | Escapia, Track, Guesty, OwnerRez |
| Canada | ResNexus | Hospitable, Guesty, eviivo, Smoobu |
| Australia | Guesty** | Hospitable, Futurestay, Smoobu, Escapia |
| Mexico | Amenitiz | Guesty, Futurestay, ResNexus, Smoobu |
| Brazil | Amenitiz | Futurestay, Avantio, Smoobu |
| Greece | Smoobu** | Avantio, Hospitable, Guesty |
| Croatia | Smoobu** | Futurestay, Avantio |
* In the United States, we use the ranking of PMS identified in management companies. ** In Australia, Greece, and Croatia, there are generic booking tools with more web detections; we highlight the most recognizable specialized PMS within the sample.
Spain: Amenitiz Leads the Web Footprint, but the Market is Broader
BuiltWith detected in May 2026 1,223 websites with Amenitiz, 331 with Avantio, 155 with Smoobu, 93 with Icnea, and 80 with eviivo, out of 2,386 detections in the category in Spain.
At first glance, the difference is enormous. But platforms established in professional management, such as AvaiBook, can be used internally without an equivalent web signature.
Therefore, the correct conclusion is not “Amenitiz has more clients than all Spanish PMS,” but:
Amenitiz has the largest publicly detected technological footprint in this category in Spain.
France: One of the Most Concentrated Markets
BuiltWith detected approximately 3,000 implementations of Amenitiz, 2,970 of WeeBnB, 993 of Alliance Réseaux, 503 of eviivo, 242 of Smoobu, and 137 of Avantio within more than 8,600 detections.
Amenitiz thus has an extraordinarily strong public presence. At the same time, local comparisons often place Lodgify, Smoobu, Superhote, and Hostaway among the solutions evaluated by French hosts and managers.
France again shows the difference between software visible on the web and internal operational PMS.
Italy: Amenitiz Dominates Detection and Octorate Remains a Relevant Player
In August 2026, BuiltWith detected 1,954 implementations of Amenitiz, 289 of Smoobu, 104 of HoliduHost, 89 of eviivo, and 86 of Avantio out of 3,378 detections.
Italy also has an important local player: Octorate, with a specific product for property managers, apartments, and vacation homes. Its commercial presence is not equivalently reflected by a simple detection of widgets.
This is another reminder that the absence of a web signature does not mean the absence of clients.
Portugal: Amenitiz and Avantio Stand Out
BuiltWith recorded 537 implementations of Amenitiz, 81 of Avantio, 32 of Smoobu, 14 of Icnea, and 8 of Guesty among 840 detections.
Portuguese sector sources also include among the most used channel managers in the country Smoobu, Lodgify, Talkguest, Hostaway, Guesty, and Holidu.
Portugal thus combines European providers with a growing offer of international platforms for professional managers.
Germany: Smoobu Appears as a Very Clear Winner
The German picture is one of the most compelling: BuiltWith detected 1,487 implementations of Smoobu, compared to 229 of eviivo, 70 of Booking Experts, 65 of Futurestay, 20 of Avantio, and 11 of Guesty.
Smoobu represents a huge part of the public technology identified in this category. Additionally, the company was born in Berlin, making Germany one of its natural markets.
If we prepared a specific comparison for the German market, Smoobu would have to be at the forefront.
United Kingdom: eviivo and SuperControl Play at Home
BuiltWith recorded in July 2026 2,070 implementations of eviivo, 1,031 of SuperControl, 324 of Amenitiz, 165 of Smoobu, 101 of Guesty, and 82 of Hospitable.
This is an excellent example of why a generic international list can give an incomplete picture.
Global winners are not always local winners.
To sell software, integrate, or select PMS in the United Kingdom, ignoring eviivo and SuperControl would be analyzing only part of the market.
Netherlands: Booking Experts Stand Out Spectacularly
BuiltWith detected 685 implementations of Booking Experts, compared to 54 of Smoobu, 33 of Futurestay, 24 of Bookingmood, and 13 of Guesty.
Booking Experts far surpasses the rest of the visible solutions and reinforces a key conclusion:
Europe does not have a single dominant PMS. It has national ecosystems.
United States: Here We Need Two Maps
Map 1: Technology Visible on the Web
BuiltWith found thousands of detections of Amenitiz, ResNexus, Hospitable, Guesty, and Smoobu within more than 23,000 implementations in the category.
But if we used that to claim that Amenitiz is the dominant PMS among large U.S. property managers, we would be making a mistake.
Map 2: PMS Identified in Management Companies
Nearsight maintains an index with 735 vacation rental companies whose PMS it has identified. As of September 10, 2026, the ranking was:
- Streamline — 29.3 %
- Escapia — 17.0 %
- Track — 16.7 %
- Guesty — 11.4 %
- OwnerRez — 5.3 %
- Hostaway — 2.6 %
There is also a signal of generational change. An analysis based on VRMA members places among companies founded since 2020 Hostaway with around 21% and Guesty with 19% of the sample, while traditional platforms lose weight among new operators.
The conclusion is not just who leads today. It is that Guesty and Hostaway are gaining ground among the new generation of U.S. managers.
Canada: ResNexus Leads the Public Footprint
BuiltWith detected 111 implementations of ResNexus, 32 of Hospitable, 22 of Guesty, 21 of WebRezPro, 19 of eviivo, and 16 of Smoobu.
Canada appears to be a more fragmented market than Germany or the Netherlands. For a professional comparison, we would include at least ResNexus, Guesty, Hospitable, Hostaway, and OwnerRez based on size and business model.
Australia: Guesty Gains Weight Among Specialized PMS
In Australia, the most detected web tool in the entire category was Hotel Booking Lite. But among the recognizable platforms, especially within the professional vacation rental ecosystem, Guesty appeared with 46 detections, Hospitable with 34, Futurestay with 33, Smoobu with 23, and Escapia with 12.
Australia is a market where global platforms in English have a clear advantage over very localized solutions in continental Europe.
Mexico: Amenitiz Dominates the Visible Footprint
BuiltWith showed 134 implementations of Amenitiz, 17 of Guesty, 17 of Futurestay, 16 of ResNexus, 8 of Smoobu, and 8 of Hospitable.
Mexico mixes individual owners, professional managers, condo-hotels, and large operators of vacation destinations. As the portfolio grows, technological diversity increases.
Brazil: Amenitiz Also Appears at the Top
In Brazil, BuiltWith recorded 156 implementations of Amenitiz, 24 of Futurestay, 10 of Avantio, and 5 of Smoobu among 328 detections.
The sample is much smaller than in France or the United States, so the differences should be interpreted with greater caution.
Greece and Croatia: Smaller and More Fragmented Markets
Greece had 304 detections in the category. Among the recognizable specialized PMS, Smoobu stood out with 36, ahead of Avantio, Hospitable, and Guesty.
Croatia had an even smaller sample: 63 detections. Smoobu appeared with 9, Futurestay with 8, and Avantio with 5.
With samples like this, we wouldn’t talk about market dominance. We would talk about signals of presence.
Which PMS Seems to Have the Greatest International Presence?
Amenitiz: Huge Public Footprint in Western Europe
It stands out especially in France, Italy, Spain, and Portugal and also appears strongly in Mexico and Brazil.
Smoobu: Particularly Strong in Germany and Very Distributed
Germany is its most striking market, but it appears repeatedly in almost all analyzed European countries.
Guesty: Less Dominant on European Webs, Much More Important Among Professional Managers
Guesty perfectly demonstrates the problem of measuring only websites: it may show few public detections in some European countries while simultaneously ranking fourth in a base of hundreds of professional U.S. companies.
Avantio: Especially Mediterranean Presence
It appears with relative strength in Spain, Portugal, France, and Italy and continues to be a reference among professional vacation rental managers.
eviivo: Very Strong in the United Kingdom
Its British advantage is hard to ignore and it also appears in other European markets.
Booking Experts: A Dutch Specialist
The Netherlands demonstrates that a provider can be enormously important in its market and almost invisible in a generic global comparison.
Should I Choose the Most Used PMS in My Country?
Not necessarily.
Local popularity can provide integrations, support, professionals who already know the system, and functions adapted to the market. But you should also study the number of properties, channels, API, automation, owners, payments, direct bookings, total cost, and growth capacity.
The software most used by owners with two apartments may be a poor choice for a company with 300 properties.
Gatavia: The PMS Should Not Decide How You Understand the Business
An international property manager may use Amenitiz in France, Smoobu in Germany, eviivo in the United Kingdom, and Guesty in the United States.
But the financial questions remain the same: income, expenses, bookings, commissions, occupancy, margin, deviations, collections, and profitability.
That’s why Gatavia does not need to become another PMS.
It can act as an independent layer of financial management and analysis even if the operation comes from different systems.
This approach makes even more sense when we observe how fragmented the global PMS market is.
Gatavia Verdict
There is no global PMS that dominates all countries.
France, Spain, Italy, and Portugal: strong footprint of Amenitiz and other European providers.
Germany: Smoobu.
United Kingdom: eviivo and SuperControl.
Netherlands: Booking Experts.
Professional United States: Streamline, Escapia, and Track remain huge; Guesty and Hostaway are gaining ground among new companies.
Canada: fragmented market, with ResNexus highlighted in the public sample.
Australia: Guesty gains visibility among specialized platforms.
Latin America: Amenitiz shows a relevant public presence in Mexico and Brazil, although the samples are smaller.
Before choosing software, find out what technological ecosystem really exists in your market and if it fits with the scale you want to achieve.
Frequently Asked Questions
What is the most used PMS in Spain?
BuiltWith identifies Amenitiz as the most detected vacation rental technology on Spanish websites within its category, followed by Avantio and Smoobu. This does not equate to claiming it has the largest absolute number of PMS accounts.
What is the most used PMS in Germany?
Smoobu has a very large advantage in the public detections of BuiltWith for Germany.
What is the most used PMS in the United States?
Based on 735 vacation rental companies with identified PMS, Nearsight ranks Streamline in first place, followed by Escapia and Track. Guesty ranks fourth.
Is Guesty one of the most used PMS?
Yes, among professional property managers in certain markets, especially North America. Among U.S. companies founded since 2020, Guesty and Hostaway show particularly strong presence.
Which PMS dominates Europe?
None. Amenitiz, Smoobu, eviivo, Avantio, Booking Experts, Octorate, and other platforms have distinct geographical strengths.
Why do some well-known PMS not appear in BuiltWith?
Because BuiltWith identifies technology detectable on the web. A PMS that functions solely as an internal tool may have thousands of users and not leave an identifiable public signature.
