How much does it cost to cancel a reservation on Airbnb as a host? Do this calculation before hitting cancel

Airbnb may apply fees of 10%, 25%, or 50% if the host cancels. Calculate when repairing may be much cheaper than canceling.

There is a breakdown two weeks before a reservation. The air conditioning is not working, there is a water leak, or some important equipment fails.

The first reaction may be simple:

“I’ll cancel the reservation and that’s it.”

But financially, it can be one of the most expensive options.

QUICK ANSWER

Airbnb currently sets a minimum cancellation fee of 50 USD when the host cancels a confirmed reservation and there is no accepted reason to exempt it.

The fee depends on when the cancellation occurs:

Airbnb also indicates that the amount used to calculate it includes base fee, cleaning, and pet fees, but not taxes or guest commissions. The host also does not receive the payment corresponding to the canceled reservation.

A cancellation does not simply mean “stop receiving the reservation income.”

There may be:

We are not saying that Airbnb will charge these exact amounts in euros: the example simply applies the official percentages to a theoretical reservation of 1,200 monetary units.

REPAIR OR CANCEL?

Now let’s imagine that the breakdown can be urgently repaired for 450.

If there are ten days left until arrival, our example yields an approximate economic impact of 1,320 if we cancel.

Repairing for 450 is, purely from an economic standpoint, much cheaper.

The break-even point would be approximately 1,320: below that amount, solving the problem could make more economic sense than canceling.

This does not mean that one should keep a reservation when there is a safety, habitability, or compliance issue. It means that it is advisable to do the math before making a decision that could have a much higher cost than it seems.

  1. First, check if you can resolve it before check-in.
  2. Calculate the margin you would lose.
  3. Add the possible cancellation fee.
  4. Compare that amount with the cost of an urgent repair.
